Commercial Renovations

Maui's Trusted Commercial General Contractor

Can Can Builders has been doing commercial construction on Maui since 1982. Restaurant buildouts, retail storefronts, office renovations, medical and dental suites, and tenant improvements for property managers across the island.

Commercial work here is a different job than residential, and not only because of code. On Maui the constraint is almost always the schedule. A restaurant closed for renovation is a restaurant with no revenue and staff who need hours. A retail space dark through a holiday stretch loses a season it cannot get back. A credit union branch cannot simply stop serving members for six weeks.

So most of what we do is built around keeping you open. Phased work that moves through a space section by section. After-hours and overnight crews where the business runs during the day. Temporary partitions and dust control so one half of a floor operates while the other half is torn apart. Ordering long-lead items before demolition starts, because a fixture on a barge is a fixture you cannot install.

Mike Zerkle runs these jobs personally. You are not handed to a project manager who has never walked the site. When a health inspector raises something on a Thursday, you call the person who can decide.

We hold a Class B General Building Contractor license through the State of Hawaii, which covers commercial structures requiring multiple trades. Verify it any time at the state licensing site.

Selected Projects

Commercial Projects We Have Built on Maui

Talking about commercial experience is easy. Here is some of the actual work.

Aloha Pacific Federal Credit Union — Kahului

A full branch interior on Hookele Street in Kahului. Curved teller stations, member service desks, a sculpted three-dimensional feature wall carrying the credit union's branding, and the finish work throughout. Financial branches carry requirements most commercial spaces do not — security specifications, ADA clearances at every service point, and millwork that has to hold up to constant public use while still looking like the day it opened.

Restaurant and Retail Buildouts

We built the storefront and interior for Pink & Cork at the Shops at Wailea, a retail center where the tenant improvement standards and the landlord's construction rules are as demanding as the county's.

We handled the buildout for Maui Tacos on Hookele Street in Puunene, and interior alterations for Roasted Chili at Azeka in Kihei. Restaurant work brings the Department of Health into the process alongside the county, and the two do not always move at the same speed.

Island Expertise

Commercial Construction on Maui — What's Different

Business Continuity Planning

Most Maui businesses can't simply close for two months while renovations happen. We develop phased construction plans and off-hours schedules that allow you to continue operating throughout the project.

Island Material Costs

Commercial material costs on Maui include mainland prices plus shipping. We have established supplier relationships and order strategically to keep material costs competitive and lead times manageable.

Commercial Code Requirements

Commercial projects require compliance with fire, accessibility, ventilation, and egress codes that don't apply to residential work. Our experience with Maui County's commercial building division means we get it right the first time.

Health Dept. Coordination

Food service renovations require coordination with Maui County's Department of Health for commercial kitchen inspections. We know what inspectors look for and build projects to pass on the first inspection.

Restaurant Remodels

Restaurant renovations require specialized knowledge of commercial kitchen requirements, health department standards, and the tight timelines that minimize business disruption. Can Can Builders has remodeled restaurants, cafes, and food service facilities across Maui — coordinating commercial kitchen installations, hood systems, tile, flooring, HVAC, and front-of-house finishes with efficiency and precision.

Retail Buildouts

A great retail space creates a compelling customer experience and drives sales. We build out retail spaces from empty shells — framing, electrical, lighting, flooring, display systems, fitting rooms, and storefront improvements. Whether you're opening a new boutique in Lahaina or expanding an existing shop in Kahului, we deliver the buildout on schedule and within budget.

A well-designed office improves productivity, supports employee wellbeing, and makes a strong impression on clients. We renovate commercial office spaces with attention to workflow, acoustics, and aesthetics — building out private offices, open workspaces, conference rooms, kitchenettes, and reception areas. We work around your schedule to minimize downtime.

Commercial Construction in Kahului & Central Maui

Kahului is Maui's commercial and economic center — home to the island's major retail corridors, healthcare facilities, airport-adjacent businesses, and the most active commercial construction market on the island. Can Can Builders has completed commercial renovations and commercial construction Maui projects throughout the Kahului corridor for decades, working with retailers, restaurateurs, medical tenants, and property managers who need a commercial builder Maui businesses can count on. Central Maui's commercial building stock ranges from older mid-century properties that need substantial updating to newer developments requiring fit-out and tenant improvement work. We're experienced with both. Commercial construction in Kahului also means working in one of Maui's busiest areas — we plan construction logistics, material deliveries, and work schedules carefully to minimize disruption to neighboring businesses. All commercial work is permitted through Maui County's Building Division, and we manage that process end-to-end.

Central Maui is where most of the island's commercial inventory sits — the business park off Hookele Street, the Kahului commercial corridor, and the offices and service businesses serving the whole island from the middle of it. Our work at the Aloha Pacific Federal Credit Union branch on Hookele Street is a few minutes from Kahului Airport, which matters more than it sounds: it is where most commercial material deliveries land.

Central Maui also means county sewer in most locations and simpler utility work than a South or West Maui site. When a business is choosing between locations, we will tell you honestly which space will be cheaper to build out.

Restaurant & Retail Construction Maui

Restaurant construction Maui is some of the most technically demanding commercial work on the island — commercial kitchen rough-in, hood system installation, health department-compliant finishes, and front-of-house environments that need to stand up to high-volume use while looking exceptional. Can Can Builders has built out and renovated restaurants and food service businesses across Maui, and we understand the specific requirements Hawaii's Department of Health imposes on commercial kitchen facilities. Retail construction Maui requires a different skill set — storefront design, customer flow optimization, display system integration, fitting rooms, and point-of-sale infrastructure built into a space that needs to open on a specific date. We've completed retail buildouts across Maui's retail corridors and understand the pressure of hitting a lease commencement date. Whether you need restaurant construction or retail construction on Maui, we bring the timeline discipline and local knowledge that island commercial work demands.

Construction Management

Preconstruction and Construction Management

Not every commercial project starts with drawings ready to build. Sometimes you have a lease, a rough idea, and a number you need to hit.

We work with Maui businesses and property owners before design is finished — walking the space, flagging what the building will and will not allow, and giving you real cost input while changes are still cheap. Moving a wall on paper costs nothing. Moving it after framing costs a week.

  • Budget development before you commit to a lease or a design
  • Value engineering — finding where cost can come out without gutting the result
  • Scheduling built around your operating hours, not ours
  • Subcontractor selection and coordination across all trades
  • Long-lead material ordering ahead of demolition
  • Single point of contact from first walkthrough to final inspection

On an island, preconstruction matters more than it does on the mainland. A material substitution decided in week one saves six weeks of shipping. The same substitution decided in week ten is a change order and a delay.

Medical & Office

Medical, Dental and Professional Office Buildouts

Medical and dental suites carry requirements that general office space does not. Plumbing and vacuum lines routed to each operatory. Electrical capacity for imaging equipment. Lead shielding where radiography is involved. Sinks, sterile areas, and finishes that survive daily disinfection. Accessibility standards that are held to more closely in a healthcare setting than almost anywhere else.

We coordinate with your equipment vendors early, because an operatory built before the chair specification is confirmed is an operatory built twice.

FAQ

Commercial Renovations FAQ

Do commercial renovation projects require permits in Maui?

Yes. Commercial projects go through Maui County's Building Division, and they carry more requirements than residential work — detailed plan sets (architectural, structural, mechanical, electrical, plumbing), often engineer-stamped, plus additional inspections for fire, accessibility, and egress. Review times typically run 2–4 months for standard tenant-improvement work, longer for new construction. We manage the entire permit process and coordinate every inspection.

What types of commercial projects do you handle on Maui?

Commercial tenant improvements, office renovations, retail buildouts, restaurant and food-service construction, hospitality spaces, and commercial exterior work. We work with both landlords and tenants on Maui, from refreshes to full gut-and-rebuild. If a project falls outside our scope, we'll tell you straight rather than overpromise.

How long do commercial renovations take on Maui?

It depends on scope and permitting. A straightforward tenant improvement might run 6–10 weeks of construction once permitted; larger buildouts and restaurant work run longer. Maui County's commercial permit review — often 2–4 months — is usually the bigger timeline factor. We plan around your operations and, where possible, phase work or run off-hours to keep your business open.

Are you licensed for commercial work in Hawaii?

Yes — Can Can Builders holds Hawaii BC License #29930, verifiable anytime through the state's contractor license search. Owner Mike Zerkle has run licensed commercial and residential projects on Maui for over 40 years.

Do you work with property management companies on Maui?

Yes — Can Can Builders works regularly with property management companies, commercial landlords, and HOAs across Maui. We understand the documentation requirements for commercial projects (certificates of insurance, lien waivers, progress photos), and we communicate professionally with property managers throughout the process. We're experienced navigating multi-party commercial relationships.

Can you work nights or weekends so we do not have to close?

In most cases, yes, and it is how we prefer to run commercial jobs. Depending on the space we can phase work section by section, run after-hours or overnight crews, or set temporary partitions so part of the space stays open while the rest is under construction. It usually costs somewhat more than shutting down completely, and it is almost always cheaper than the revenue you would lose by closing. We will lay out both options with real numbers so you can decide.

How long do commercial permits take on Maui?

Commercial permits generally take longer than residential and are harder to predict, because more agencies are involved. A restaurant needs Department of Health review alongside the county. Anything touching fire suppression or egress brings the fire department in. Applications are processed first come, first served. We submit complete packages specifically to avoid revision cycles, because a returned application goes back to the end of the queue. Plan on several months and start earlier than feels necessary.

Do you handle tenant improvements for landlords and property managers?

Yes. We work with both sides — tenants building out a leased space and property owners preparing a space to lease. That includes coordinating with landlord construction rules at managed centers, which frequently have their own requirements on work hours, access, insurance, and finishes on top of whatever the county requires.

Do you build medical and dental offices on Maui?

Yes. Medical and dental buildouts need plumbing and vacuum lines to each operatory, electrical capacity for imaging equipment, shielding where radiography is involved, and finishes that hold up to daily disinfection. We coordinate with your equipment vendors before the walls go up.

What size commercial projects do you take on?

We have handled everything from restroom renovations in a condo common area to full branch and restaurant buildouts. We are a Maui contractor, not a national firm, and that is the point — you get Mike on site rather than a rotating crew. For very large ground-up commercial work we will tell you honestly if another firm is a better fit. Sometimes the answer is no, and it is better to hear it in week one.
